Water Extraction and Drying in Stockton
Extraction removes standing water. Drying pulls the rest out of walls, floors and crawlspaces. This is the core of water damage restoration, and it is where good and poor jobs differ most.

How fast does drying need to start?
Within a day or two. The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth. Waiting makes the job bigger.

What a drying job looks like
- Extraction. Pumps and truck-mounted or portable vacuums pull out standing water.
- Remove what can't be saved. Wet carpet pad, swollen baseboards and soaked lower drywall often come out.
- Set equipment. Air movers push air across wet surfaces. Dehumidifiers pull the water out of the air.
- Measure every day. Moisture readings show what is still wet. Equipment should move as areas dry.
- Confirm dry, then rebuild. Repairs start only after readings show the materials are dry.
HomeAdvisor says drying a water-damaged home takes around five days, depending on the damage. Full restoration with repairs can take weeks. Thick materials such as hardwood, plaster and concrete take the longest.
Why daily moisture readings matter
Surfaces can feel dry while the wood or drywall behind them is still wet. A moisture meter shows the real number. Readings also prove to your insurer that drying worked, and they tell the crew when to move or remove equipment. Ask for them in writing.
What you can do while you wait
- Lift furniture onto blocks or foil so legs don't stain carpet.
- Open closet and cabinet doors to let air move.
- Run the air conditioning in warm weather; it pulls water from the air.
- Don't use a household vacuum on standing water.
Crawlspaces
Homes with a raised wood floor sit over a crawlspace. Water that drips through the floor can pool there unseen. Ask the crew to check it, dry it and show you photos.
| Local factor | What applies in Stockton | How it affects the job or price |
|---|---|---|
| Drying window | Dry within 24–48 hours to prevent mold (EPA) | Slow starts add mold work and more torn-out material |
| Winter storms | January normal rain 2.67 in. at Stockton Airport (NWS) | Damp outdoor air in winter means dehumidifiers do more of the work |
| Repair permits | Permit rules for drywall and flooring repairs vary by city | Ask your contractor to confirm with the building department: Stockton Permit Center (209) 937-8561, County (209) 468-2098 |
| Contractor license | Licensed contractor needed for jobs of $1,000 or more (CSLB) | Rebuild work after drying almost always passes this amount |

(209) 420-1290How much does extraction and drying cost?
Extraction runs $3.75 to $7.50 per square foot in Fixr's January 2025 data, depending on how dirty the water is. Clean water is $3.75 to $4.25, gray water $4.10 to $6.50 and black water $7 to $7.50. HomeAdvisor prices small "Class 1" jobs at $150 to $400 and soaked "Class 3" rooms at $1,000 to $3,000. See the cost guide.
After drying: the rebuild
Drywall, paint, baseboards, flooring and sometimes cabinets go back in after drying. This is where homeowners most often report problems: slow schedules, poor finish work and walls left open for months. Ask for a written rebuild schedule and a final walk-through before you sign off.
Questions to ask
- Will you give me daily moisture readings or a drying log?
- How will you protect my floors and furniture?
- Will you take a photo inventory before packing up my things?
- Do you do the rebuild, or only the drying?
- Will you check the crawlspace and inside wall cavities?
