Can you clean small mold yourself?

Often, yes. The EPA says areas under about 10 square feet can usually be handled by a homeowner. Bigger areas, mold inside walls or mold from sewage need a pro. Fix the water problem first, or the mold will return.

California rules about mold

California has no state limit for indoor mold levels. A 2005 state health department report found science-based limits couldn't be set, according to a California Senate analysis. That bill, SB 655, added visible mold to the list of conditions that make rental housing substandard.

California also has no separate license for mold work. The CSLB license list has no mold or water restoration class. Any job of $1,000 or more still needs a licensed contractor (CSLB).

How much does mold removal cost?

HomeAdvisor's 2025 data puts mold removal at $1,100 to $3,400, about $2,225 on average. Fixr lists $1,500 to $4,000. Prices swing with the size of the area and how much material comes out.

Mold in a rental

If you rent, tell your landlord in writing as soon as you see mold or smell it. California's Attorney General says landlords must repair visible mold or dampness. Keep a copy of your note and photos with dates.

Compare scopes, not just totals

Mold quotes can vary by thousands of dollars for the same wall. Ask each company to list the square footage, what they'll remove, how they'll contain dust and whether drywall repair is included. Then compare line by line.

How do you know the mold job worked?

Ask before you hire. Some homeowners pay for a test after the work, called a clearance test, by someone who didn't do the removal. Agree in writing what result counts as done.

What mold removal involves

  1. Find and fix the moisture source. Without this step, mold comes back.
  2. Contain the area so spores don't spread.
  3. Remove moldy porous materials such as drywall, insulation and carpet pad.
  4. Clean and dry the framing and hard surfaces.
  5. Check the result before rebuilding.

Containment

Plastic sheeting and taped seams should close off the work area. Gaps let spores and dust reach the rest of the house. Ask the crew to show you the containment before they start, and speak up if you see holes.

Questions to ask

  • What caused the moisture, and has it been fixed?
  • How many square feet are affected, and how did you measure?
  • How will you contain the area, and how will I know it's sealed?
  • Is drywall repair included, or separate?
  • Will you agree to a clearance test result in writing?
